5280 Denver's Mile High Magazine recently released a list of the four most affordable neighborhoods in the Denver area. We spoke about the most affordable neighborhood on Wednesday, Indian Creeks. The second most affordable neighborhood in scope is Montbello. The average home sale price was $285,448. The 2016 median income is $47,058 vs. $61,105 for Denver as a whole. There are several schools in the area, some good and some bad. Maxwell Elementary met DPS’ expectations, however, Marie L. Greenwood Elementary, McGlone Elementary, and John H. Amesse Elementary did not. Montbello is just south of the Rocky Mountain Arsenal National Wildlife Refuge, which is great for nature lovers. The Montbello is also heavily Hispanic, at almost 50% of the area. The percentage who do not speak English well or at all is 17.4% vs. 6.2% for Denver as a whole. Finally, the Montbello neighborhood has a much higher poverty rate than the city of Denver, 26.8% vs. 13.7%.
